Rent collection, monthly statements, tenant communications, quarterly inspections, contractor coordination, compliance renewals, end-of-tenancy check-out and deposit handling. Effectively, you don't deal with the tenant — we do.
Each landlord sets a repair authorisation limit (typically £250–£500). Anything below the limit we instruct from our vetted contractor list and report on the next statement. Anything above, we'll get a quote and call you.
On standard management we chase rent arrears with a structured process — reminders, formal notices, and (if needed) legal action coordinated with our solicitors. Costs are at the landlord's expense. On Guaranteed Rent, you continue to be paid the agreed rent regardless.
Yes — and many of our landlords do, usually after the first time something needs fixing on a Sunday evening. We can transition you onto full management at any tenancy renewal.
